Land subdivision in Haute-Savoie

MYK Construction Promotion carries out land subdivision and plot division operations in Haute-Savoie and studies buildable land, from the site study to the coordination of works, with the same high standards whatever the size of the project.

Dividing land: what does it mean?

A subdivision (lotissement) divides a property into several plots intended for building. Plot division is the operation that splits land into several parcels, for example to detach a building plot from an existing property. Depending on the number of plots, whether shared roads or facilities are created and where the land is, the operation requires either a prior declaration or a development permit (permis d'aménager).

These procedures are governed by the French planning code and by the town's local plan (PLU). They call for a careful analysis of the land before any decision is made.

Our method

  1. Site study: area, shape, slope, access, existing utilities, easements.
  2. Analysis of the planning rules: PLU zoning, footprint, heights, setbacks, green space.
  3. Organising the operation: number and size of plots, access, parking, rainwater management.
  4. Preparing the permit application (prior declaration or development permit) with the surveyor and other consultants.
  5. Coordinating the servicing works: roads, utilities, connections.
  6. Rigorous follow-up until completion and the sale or construction of the plots.

What to check before dividing land

Several questions decide whether a division is feasible: is the land in a buildable zone? Can each plot have access and be connected to water, sewage and electricity? Do the PLU rules allow building on smaller plots? Are there easements, an identified natural risk or constraints linked to the Mountain Law?

In Haute-Savoie, rainwater management, sloping land and how the project fits into the landscape are often important topics. The answers to these questions determine how many plots are possible, the works required and the timeline of the operation.

Who is it for?

We support landowners who want to make the most of their land, families who want to detach a plot from a large property and project owners considering an operation of a few plots. Depending on the project, MYK Construction Promotion can also act as buyer or as builder of the future houses.

Every operation is different: we take the time to understand your goals and constraints before proposing a realistic plan.

Frequently asked questions

Buying land and building: where to start?
Start by checking the land's local plan (PLU), planning certificate, servicing and easements, then include conditions precedent (loan, permit) in the preliminary agreement. Our article on buildable land in the French Genevois explains these steps.
What is the price of buildable land in Haute-Savoie?
The price of buildable land varies widely with the town, the plot size, what the PLU allows and the servicing. We do not publish prices: ask notaries and town halls, and have the land studied before committing.
Prior declaration or development permit?
It depends on the number of plots, whether roads or shared spaces are created and where the land is. The town hall and the planning code set the applicable procedure: we check it during the site study.
How many plots can be created?
The number of plots depends on the PLU, the area and shape of the land, access and utilities. It can only be estimated after studying the site.
Is a surveyor needed?
Yes, a chartered surveyor (géomètre-expert) handles boundary marking and the division plan. We coordinate their work with the other consultants.
